The project consists of 100 residential apartments and four commercial suites over 12 floors, along with three basements. The development also features a sprawling communal rooftop for use of the residents.
The construction took place on Rutledge Street, which contains a 66kva high voltage line and also happens to be the main artery serving Eastwood and Ryde. The usual requirement is to have the lines moved underground before construction starts, which is extremely expensive. We were able to negotiate with Ausgrid to de-energise the lines during key periods of construction, saving our client a significant sum of money in the process.
Another challenge requiring an innovative solution came from the council, who imposed strict material-handling constraints. Denying authorisation for a work zone along two street frontages, the decision could've made it impossible for us to proceed.
By using the neighbouring property to build a concrete suspended work zone, we were able to provide materials handling and access and successfully complete the build.
